Guidelines for Building Systems –St. John’s In The Mountains Issue #1 (1/14/08)
BUILDING ENTRY AND ACCESS:
A key box is located on the door frame to the left of the rear entry door. Enter the 4 digit entry code number (which is available from the church office). You must hear a click as each number is entered, that lets you know the number has actually been accepted. Then push down the top switch, remove the cover to which the key is attached. This key opens the rear door and allows entry. Please remember to replace the key and cover into the key box.
To replace the key cover push down on the CLEAR button (the switch at center bottom) enter the 4 digit code number, push down on the top center switch to lower the latch and carefully tuck the key and cover into the key box. Release the top button and the cover should stay locked in place. Make sure it is securely in place. If you are the last to leave the building, please lock the door and make sure the key is back in the key box.
If you need entry into some other locked area (sacristy, front door) contact the office.
LIGHTING
Most of the lighting is quite similar to home lighting. Ask about location of switches for each light or locate them by trial and error. Some of the lights have dimmers and some are operable from two locations. Don’t hesitate to ask for help! (Note: most of the lights are florescent energy efficient bulbs and they take a moment to “warm up”.)
The light at the head of the stairwell at the rear of the building is controlled by two switches. One is at the top of the stairwell and the second one (labeled) is on the inside wall to the left of the rear door as you enter. The light at the head of the stairs can be turned on or off by flipping either switch in the opposite direction from which you find it. So if you are at the head of the stairs, just flip the switch in the opposite direction from where you find it and wait a few seconds (since this is a florescent light and takes a bit longer to light up.
The Parking Lot/Walkway lights are controlled by a daily timer located in the mechanical room. The lights are set to go ON/OFF at various times and should require no attention except to reset the times as the seasons change. If lights are required after the switch is set to go off, i.e. for late services or meetings, the switching times can be over-ridden and set manually. Inquire at the office or request instructions from someone on the Buildings and Grounds Committee (see list of members below). The timer will return to automatic control on the next daily cycle.
HEATING/AIR HANDLERS:
The lower level radiant floor heating system is programmed for automatic control and should not require adjustment. The night setting is 60 degrees F. If it is cool in the morning, a two hour override can be set by pressing the lower button once only on the thermostat in the hallway outside the church office or by pressing one of the upper buttons to raise the temperature. The response of this system is slow (radiant heat in the floor) so please be patient. The system will return to automatic control in a short time. The program can be changed for different heat/temperature cycles if necessary. Please report the need to do so to the office and someone familiar with the program will make the change.
The upper level heating is controlled by household type thermostats located in the Narthex, Sacristy and on the Altar. Raise/lower temperature as required. Please inquire at office if you should have questions.
The Air Handler/Heat Recovery System is part of the programmed controller and should not require attention. Please report any problems or unusual occurrences to the office.
OTHER SYSTEMS AND APPLIANCES
Please report any problems with the telephone, fire alarm, sprinkler, boiler, sewer pump systems to the office. The “holders” which hold the fire doors open are magnetized. If a fire alarm occurred the doors are released to close.
Instructions for the operation of the kitchen dishwasher and fan are located in the kitchen in an instructional manual. Please note the dishwasher must be cleaned and drained per instructions after extensive use so that the dirty rinse water is not stored in the dish washer. We suggest once or twice a week.
WARRANTY
There is a one year warranty on the building and its systems from the initial use date of June 24, 2007. Please notify Joe Tichansky, the office or anyone on the Buildings & Grounds committee of anything you notice which requires attention. Thank you,
